July 11, 2017 – Koontz Corporation officially broke ground today on our newest project located within the Sundance Business Park on the north side of New Braunfels, just off FM 306. Koontz Corporation is leading the development efforts of Sundance Plaza, a 58,574 square foot concrete tilt wall office building. The project will be a two-phase office project on approximately 10 acres with a total of approximately 120,000 square feet of office space. Expected completion of Phase I is April 2018. Sundance Park was originally developed by Koontz in 2008 and offers a park-like setting with water features and fountains. This will be the third development for the company in New Braunfels. Koontz developed The Villas at Sundance Luxury Apartments in 2012 and is currently under construction of Lakeview Villas, a 313-unit multi-family project located across the street from the office project.

(SAN ANTONIO, TX) – Koontz Corporation announced today, March 22, 2017, that it has purchased the last remaining tract within Sundance Park, a master-planned mixed-use development, in New Braunfels, Texas. Sundance Plaza will be located at 2049 Sundance Parkway, just off FM 306 and less than one mile from Interstate 35. The project will be a two-phase office project on approximately 10 acres with a total of approximately 120,000 square feet of office space. Construction of Phase I, a 59,750-square foot single story concrete tilt-wall building, is scheduled to start in May, with completion expected in the first quarter of 2018. Sundance Park was originally developed by Koontz in 2008 and offers a park-like setting with water features and fountains. This will be the third development for the company in New Braunfels. Koontz developed The Villas at Sundance Luxury Apartments in 2012 and is currently under construction of Lakeview Villas, a 313-unit multi-family project located across the street from the office project.

New Braunfels is experiencing tremendous growth and was recently named the 2nd fastest growing city in the country. Per Bart Koontz, President and CEO of Koontz Corporation, “The market currently has few options for new businesses wanting to be in New Braunfels. Sundance Plaza will fill that void. We feel our location along the IH-35 San Antonio and Austin corridor will be beneficial for employers who do business in both cities.”

The project is being designed by San Antonio based Chesney Morales Architects. Marketing of the project will be handled by Loren Gulley of Koontz Corporation and Mike Ybarra and Cory Elrod with Legacy Commercial based in New Braunfels.

The newest addition to Koontz Corporation’s portfolio will be located in New Braunfels, Texas. Lakeview Villas Apartment Homes will be a 313-unit Class “A” community located at the intersection of Sundance Parkway and FM 306 – near The Villas at Sundance, a community built by Koontz Corporation in 2012. The property will be situated on a pristine 14.59–acre tract within the Sundance Park development near the Gruene Historic District, one of the state’s most popular tourist destinations.

The nine, 3-story buildings will have a garden design with stone and stucco exterior. Residents can enjoy a luxurious resident entertainment room, which will be at the center of the property, surrounded by a resort-style pool and lush landscaping. Community amenities include a dual-sided grand outdoor fireplace, outdoor kitchen with gas grills, lakeside walking and jogging trails, covered and private garage parking, and limited-access gate entry.

Individual unit amenities include beautiful lake views, granite slab countertops, stainless-steel appliances, island kitchen, washer and dryer, nine-foot ceilings, and private patios.

One- and two-bedroom units will be available ranging from 653 square feet to 1,239 square feet. Rents will range from $960 to $1,495 per month. Completion is scheduled for June 2018.

Koontz Corporation wanted to strengthen its focus on multifamily business. Joeris General Contractors was looking to extend into more commercial construction markets.  The ensuing deal between the two local companies could not have been more seamless.

The agreement, which was finalized this month, resulted in Joeris’ acquisition of Koontz Construction’s commercial division, a team that has a long resume of projects in the corporate office, automotive, senior living, condominium and medical construction industries.

“This will help strengthen our footprint in the private market,” Joeris CEO Gary Joeris said of the acquisition. “It will bring in more business, open new relationships … We get to bring on some great people with resumes outside of our normal business.”

While the construction arm of Koontz Corporation had been the most profitable source of revenue for the local company, the deal has opened the door for Koontz to build up its name, so to speak, in the Texas multifamily market.

Koontz Construction will wrap up work on the five commercial and five multifamily developments it has in its pipeline before transitioning its commercial business over to Joeris — all of which are expected to finish by this fall — but it is already moving full-speed ahead with its new direction.

The company announced last week that it will start work on a 313-unit upscale community located at the intersection of Sundance Parkway and FM 306 just a hop away from The Villas at Sundance property Koontz developed about four years ago.

The finalized agreement between the two local companies will keep the multifamily division of Koontz Construction under the Koontz corporate umbrella, but as Koontz Chief Financial Officer Troves Gilbert said, the deal will allow the company to refocus back on its roots as a development company.

Koontz President and CEO Bart Koontz echoed Gilbert’s sentiments by adding that the company will be narrowing in “on the areas of business we’ve traditionally done well in. We have been lucky to have been able to play in all of San Antonio’s food groups, but this is a market-driven decision.”

And that decision is one Joeris is planning to benefit from.

“This will give us more diversification in more markets,” the Joeris CEO said. “We were already looking for more people to hire, so this was good for us. It couldn’t have been easier.”
